Tailor-made for you
Buying your own holiday let is a great way to invest in property, but many potential investors are worried about the time commitment involved.
At Cotswold Property Partners, we’re big fans of holiday let investing, but we also want to make sure your investment works for you. That’s why we’ve created a bespoke end-to-end service covering all aspects of holiday let investment, giving you the opportunity to be as hand on, or hands off, as you choose. You can mix and match the options to suit you, and there’s also the option to add on additional support as and when you need it.
Let’s make it easy
Our holiday home package has four distinct elements: Property Sourcing, Renovation and Refurbishment, Setting up the Business and Full Property Management. Each service also has a flexible structure, meaning it can be tailored to suit your specific requirements.
Holiday home package The four services
1.Property Sourcing
We will manage the full sourcing process from house hunt right through to completion. This includes:
- gathering a full understanding of your requirements and wish list
- detailed property searches
- due diligence in order to understand true market value, comparables, rental and holiday let potential, resale value
- understanding renovation potential
- negotiating with the vendor or agent
- making introductions to a broker and solicitor, where required
- acting as the central point of contact, managing the process through to completion.
Charges: 5% of the final purchase price (we endeavour to recover this by negotiating a lower purchase price wherever possible, subject to the market and competition at the time).
2.Renovation & Refurbishment
We will source and manage contractors to complete any required works, from a small/cosmetic refurbishment right up to full renovation, including:
- architects
- planning consent
- building contractors.
We will put in place formal, signed contracts with each contractor in advance.
Charges: 10% of the total project value
3.Setting up the Business
We will work with you to furnish and set up the house to your requirements, maximising the holiday let potential and getting you ready for bookings. This may include:
- providing advice on running a holiday home – including linen hire, cleaning, insurance, health & safety protocols etc.
- fully furnishing and stocking the property ready to let
- staging for holiday home marketing and advertising
- coordinating a professional holiday home photography shoot
- Setting you up with established online travel agencies (e.g. AirBNB, Booking .com) and/or your own direct website
Charges: To be agreed in advance, subject to your personal requirements (for example, whether you furnish yourself vs. using our interior design support or whether you require your own website vs. creating an AirBNB listing).
4.Fully Managed Service (subject to location)
For properties in Oxfordshire and the Cotswolds, we are able to offer a fully managed holiday letting service. We are also happy to discuss other locations as we have established connections with successful management companies across the UK.
The Fully Managed Service covers all aspects of running the business, including:
- managing all bookings across multiple sites
- advertising via our direct booking websites
- full management of property maintenance, cleaning, linen requirements, stock etc.*
- managing compliance with health and safety and holiday letting regulations/protocols
- full guest management (check-in, check-out, dealing with any questions and issues)
- providing a virtual guestbook
Charges: 20% commission from all bookings. *Please note this charge is the management fee, all other charges will be passed through direct (OTA fees, cleaning, maintenance, laundry etc.)
