Time and money, the two biggest arguments we hear from people about why a holiday let investment wouldn’t work for them. But, contrary to popular belief, this type of investment is not a tax burden it can actually bring with it tax benefits and as for time and, believe it or not, there really is a way you can own a holiday let without it taking up all of your spare time.

What if we told you, you could buy and own a holiday let and outsource every aspect of running the business, from the initial purchase, repairs, renovations and getting it market ready to managing bookings and welcoming guests? It’s a bespoke end-to-end service covering all aspects of holiday let investment, giving you the chance to mix and match the level of support you need. You can even add on additional support as and when you need it.

The package has four distinct elements: Property Sourcing, Renovation and Refurbishment, Setting up the Business and Full Property Management. Each service also has a flexible structure, meaning it can be tailored to suit your specific requirements.

Property Sourcing
To get things off the ground, we can undertake the full sourcing process on your behalf, from house hunt right through to completion. We would sit down with you and get a real feel for what you’re after, before carrying out detailed property searches and thorough due diligence in order to understand market value, holiday let potential and resale value as well as considering any renovation potential.

From there we can lead on negotiations with the vendor or agent as well as make introductions to a broker and solicitor, if that’s something you require. We’ll act as your central point of contact, managing the process through to completion meaning there’s no need to give up hours of your time to get a deal pushed through.

Renovation & Refurbishment
This part of the package is exactly what it says, we will source and manage contractors to complete anything from a cosmetic refurbishment right up to full renovation. If you’ve never taken on a project like this before it can be pretty daunting, why not let us lead you through it, or manage it for you altogether. We’ll work with the architects, planners and building contractors to put in place formal, signed contracts in advance and ensure the end result matches up with your perfect property vision.

Setting up the Business
This is the tricky part, it’s one thing to renovate a property and have it looking fabulous, it’s another to turn it into a successful business, but we can help you do just that. We will work with you to furnish and stock the house to maximise its holiday let potential and get it open for bookings.

This can include providing advice on running a holiday home including all those time-consuming aspects such as where to hire linen, finding a reliable cleaner and ensuring compliance with health and safety protocols.

From there we can then stage the house for a professional holiday home photoshoot and manage the marketing and advertising, and finally we can help to set you up with either an established online travel agent and/or your own direct website

Fully Managed Service (subject to location)
The final piece of the puzzle is ongoing property management, and for properties in Oxfordshire and the Cotswolds, we offer a fully managed holiday letting service. Within this, we can manage all bookings across multiple sites and advertise via our direct booking websites. We will also lead on property maintenance, cleaning, linen requirements, stock etc and oversee compliance with health and safety and holiday letting regulations.

Taking it a step further, we can also provide a full guest management service from check-in and check-out to dealing with any questions and providing a virtual guestbook.

We are also happy to discuss offering the fully managed service in other locations too as we have established connections with successful management companies right across the UK.
